Rents in July within London are up 7% from the previous month to £2,452 and up 14% compared to the previous three months with the percentage of landlords pricing above market rates is 35%, down from a three-month average of 45%.Year-on-year rents increased by 3.9% compared to July 2023, showing that year-on-year rental price increases remain low.Although rental prices are up as we move into summer, the amount of viewing requests remained consistent with the last 2 months at 52 viewing requests per property, however, this is significantly down from last year's 93 requests in July 2023, continuing to demonstrate a cooling of the lettings market.     In May, we have continued to see signs of a cooling rental market as the pressure on rents continues, with 52 viewing requests per property, 16% fewer requests compared to May '23. Year-on-year rental growth is at its lowest level in the past 12 months, with an increase of only 1% in May and a 32% drop in the number of landlords pricing above market rates in the last 12 months.     In March we continue to see the trend of rental growth slowing, with 70% of landlords pricing below market levels.
